Came to the area at the end of February with the wife and kids to escape and relax post Mardi Gras. We had a great time with good weather. The house is beautiful and the views are some of the best you’ll get on the Gulf coast. The kids loved being able to play the arcade games in the room along with ping pong on the back deck. A small putting green had them working to qualify for the Masters in 2040!! The kitchen is huge and stocked with everything you might need to cook a big family meal. The nights are quiet and full of stars. We will be back.

We loved our time over News Years at Fins with Benefits. The view of the fireworks from Mexico beach and port st Joe from the balconies was amazing !!!! Large kitchen to fit lots of guests. Very comfortable beds. Loved the hot tub for evenings. Enjoyed it all.

Spent Christmas here and it was wonderful. Forget the hustle and bustle of the city and enjoy the secluded beach instead. Lots of great memories made this week at Fins with Benefits . Large kitchen and dining area for family meals. All bedrooms have a Tv and we all could gather at night on first floor outdoor area to play games , ping pong , pool and putt putt. The tree and fireplace were a magical touch .Lots of parking ( we had 7 cars ) The hot tub was relaxing and the kids loved the arcade games . We are looking forward to returning soon

Cannot recommend enough! Large house with plenty of space for our large family for Christmas. Beautiful neighborhood pool that had amazing beach view. The beach is so convenient but not crowded! Cozy fireplace and lots of living area for playing games with the family . Hot tub was fantastic and nice we didn’t have to pay extra to heat it like other homes in the neighborhood. Lots of kitchen supplies to cook meals and space for everyone to have their own space. Tons of crab hunting and shell hunting to entertain the kiddos. Great restaurants nearby for meals and kids enjoyed nearby roller skating rink in callaway about 15 min away. Having the beach to ourselves was so nice compared to others beaches on 30A where you are shoulder to shoulder. Hidden Gem . This house and neighborhood is our new favorite vacation destination. The kids loved all of the board games that are provided.

The place was fantastic! We loved the panoramic views from the kitchen and living area. We’ve stayed at several other places in this community, but this one by far has the best views. We grilled out and enjoyed the outdoor area. It was super beneficial during days when it rained. Lots of beach chairs and great parking for multiple cars. We can’t wait to return !

I wish I could give six stars. This house was absolutely perfect for my executive retreat.Fins with Benefits had ample room for everyone. Lots of room in the kitchen and living area to accommodate a chef and a meal for 18. The area underneath the house was perfect for late night pool, ping pong and social gathering . The hot tub was perfect for unwinding after a long day. We all enjoyed the massive decks and stunning views. Everything we expected and more!

We really enjoyed our quick beach getaway. Fins with Benefits was perfect for our group. The kitchen and livingroom are so spacious and lots of room to enjoy cooking and eating together. Beds are super comfy and the views are gorgeous!!! Loved the tub in the master with ocean views. The gift basket was a wonderful surprise. We will be back next year .

This house was great for our family . We loved the views and almost private beaches. We have been vacationing in Seaside for years but tired of the overpriced and crowded beaches . This was so nice to have a wide open beach with plenty of room. Beautiful beaches and sunsets!! The house was very roomy and we loved the hot tub. Coffee bar was a nice touch . Kids loved the Arcade games and the underneath area was perfect for rainy days!! Planning our next visit for next year .

Cape and Coast staff

Our stay at Fins with Benefits was wonderful. We were greeted with a gift basket full of goodies and wine. What a nice touch. There was ample room for the whole family at meal time in the kitchen . We loved the amazing views from the balconies of beach . We all fought over playing arcade games and ping pong. Lots of activities for the kids, even when it was raining.The coffe bar was a wonderful addition. It was extremely helpful to have the sleeper sofas and the master bedroom for the little ones. Kids all enjoyed the putting green and fence in area was nice to play corn hole . Nice gated neighborhood so we never had to worry about the kids being out and about. The beautiful community pool right on the beach was a hit with the entire family. We even made time to work out a few days in the gym Great location and great vacation spot !!!

Fins with Benefits was so perfect for our family. The bedrooms were large and livingroom and kitchen had ample room for large gatherings. The hot tub was a nice retreat in the evenings. The kids enjoyed ping pong, pool and the arcade games. I enjoyed the putting green and cornhole. Lots to do on rainy days , which really set this house apart. Great outdoor area for playing cards and watching TVs when it rained. We are planning our next stay soon. Thanks for letting us enjoy your little slice of paradise for the week !!!

Fins with Benefits exceeded our expectations. We wanted a designer home that felt comfortable and spacious. We never felt cramped and everyone had their own space. The kids enjoyed all the amenities and the adults enjoyed the views and sunsets from the balconies. We loved the hot tub in the evenings ! A nice feature to have especially when it rains. We will be returning soon for the beautiful uncrowded beaches and escape from the hustle and bustle of every day life. This house did not disappoint. We will definitely rent again in the near future!!

If you're thinking about squeezing your entire chaotic family under one roof for a week then do it here. Fins with Benefits turned our normal summer family chaos into something that somehow felt like an actual vacation instead of a survival exercise. First off, this house is huge. We had 14 people and 6 inflatable pool floaties, and at least one uncle who snores like a chainsaw and yes we still had still had room to escape each other when needed. The elevator was our MVP for getting Nana and the 47 bags of groceries up to the kitchen without a meltdown. The kids basically moved into the downstairs game area and only emerged for food or to play in the hot tub. Meanwhile, the adults enjoyed the decks with those glorious ocean views and enough breeze to forget we were all probably getting sunburned. Cooking here was fun — mostly because there was enough counter space for six people to think they were in charge without actually fighting about it (much). We ate like kings and peasants at the same time — fresh seafood plus an embarrassing amount of chips and dip. The beach was close and blessedly uncrowded — we lost zero kids and only one flip-flop so that's a win. The adventure gear credit was a hit - we got paddleboards and had a few hilarious wipeouts that will live on in family group chats forever. In short: clean, comfy beds, beautiful views, plenty of bathrooms (trust me, you'll be grateful), and a hot tub for soaking away the fact that you're related to these people. We already promised the kids we'll come back next year - mostly because we secretly want to, too. Highly recommend if you want a beach vacation big enough for the whole family circus and enough fun to make you forget Uncle Bob's karaoke after two piña coladas.

We just survived — I mean thrived - spending a week here with three families under one roof, and Fins with Benefits made it a total blast. If you're wondering whether you can fit your entire friend group, all the kids, and the in-laws without losing your sanity, the answer is YES — but only if you stay here. The house is massive. We had six adults, seven kids, two teens who acted like they didn't know us, and one dog who thinks he owns the place now. There was so much space that we only accidentally locked ourselves in the wrong bedroom twice — a new family record. The decks were everyone's favorite hangout — the views are gorgeous and perfect for early-morning coffee or late-night gossip sessions while the kids staged a ping pong tournament downstairs. That game area was a lifesaver. The kids practically lived down there with the foosball and putting green while the adults soaked in the hot tub pretending we couldn't hear them. The kitchen easily handled our daily chaos of cereal, snack attacks, and giant seafood feasts. Pro tip: use the elevator for your grocery haul unless you enjoy hauling 87 bags of snacks up three flights of stairs in the in the Florida sun. The beach is just a short stroll way - soft sand, clear water, and not crowded at all. Between sandcastles, paddleboards, and grown-ups pretending they're still good at boy surfing, evervone was worn out in the the best way. Bonus points for the adventure gear credit — we rented paddleboards and kayaks and got just enough exercise to justify all the ice cream runs. In short: if you're planning a big multi-family trip, this house is the MVP. Plenty of space, comfy beds, lots of bathrooms (critical for three families!), and enough entertainment to keep kids and adults happy. We're already voting to make this our annual summer tradition - assuming we can get our dog to leave. 10/10, highly recommend for your next big beach crew adventure!

Fins With Benefits truly feels like a luxury resort — from the spa-like scent to the stunning interior, every detail was flawless. The master bedroom with that breathtaking ocean view? Absolutely priceless. Our group couldn’t get enough of the spacious decks, private hot tub, and the fun game area (pool table, ping pong table, and putting green)— the perfect setup for both relaxing and hanging out together. And the beach access? Just a short walk or golf cart ride to a quiet, uncrowded slice of paradise. We had the beach all to ourselves all week! The community pool and gym right on the beach were an added bonus. This place exceeded all our expectations — can’t wait to come back!

We stayed here with the whole family and were completely wowed when we walked in. Every floor of this house is incredibly thought out. Basically every room has a walk out to the balcony!! My favorite was the master suite room that overlooks the ocean and has a beautiful huge sliding door to the ocean breeze! The kitchen is unreal and incredibly high end with seating for the whole family!! We loved the hot tub and playing pool and ping pong. Especially during the rainy days there were plenty of things to do!! The community pool is so nice and our kids loved it. It’s just a short walk away and there is also a gym right next to the community pool. We highly recommend staying here instead of Panama City beach, Destin, or even 30A!! We will be back!!!

Just got back from our stay at Fins with Benefits and we’re already missing it! The house is absolutely stunning—so stylish and thoughtfully decorated, but still super comfortable and welcoming. Every room felt like it came straight out of a magazine, but nothing was too “precious” to relax in. We felt right at home the whole time. The layout was perfect for our group, with plenty of space to spread out and come together. The kids had a blast downstairs with all the games, and the adults lived on the decks enjoying those beautiful views. It was the perfect mix of fun and peaceful. We’ve stayed at a lot of beach houses over the years (we’re from Alabama and love the Gulf), but this one definitely goes to the top of our list. Can’t wait to come back!

We spent Memorial Day weekend at Fins with Benefits in Mexico Beach, and it was hands down one of the best beach trips we've had in years. From the moment we pulled up, the place had that perfect mix of laid-back beach charm and upscale amenities. This home is huge-perfect for a group of four families including kids and grandparents). The layout is ideal: 3 King suite rooms 2 queen rooms , and the kids were obsessed with the bunk room. We loved having multiple king suites with ocean views and access to the balconies. The elevator was a nice bonus for getting luggage and groceries. We brought our golden doodle along, and she had just as much fun as we did. The beach is dog-friendly, and there was enough space in the house that she never felt cramped. The kids had the time of their lives playing in the sand and arcade games and we all felt safe and relaxed the entire time. If you're looking for a beautiful, spacious, and well-equipped beach house for a group getaway, Fins with Benefits is a gem. It's peaceful, luxurious, and has everything you need for a perfect beach trip. We're already talking about coming back next year-same weekend, same house. It really felt like a little slice of paradise.

Fin with Benefits is an excellent, brand new, beautiful large home for family, friends or large gatherings. It’s perfectly situated with great views of the beach as well as close to the beach, pool and clubhouse. This neighborhood and Mexico Beach atea offers a quiet and peaceful setting without large crowds or traffic. I would definitely return again!

Our group of eight women had the most wonderful girls trip at Fins With Benefits! From the moment we arrived to the spectacular panoramic view of the ocean, our trip exceeded every expectation! The house was beautifully appointed and had everything you could ever need! With three primary suites, two large queen rooms with pullout sofas, a bunk room, and a small private queen room, each of us had the most beautiful space to spread out, and yet still enjoy time together on the spacious main floor. We cooked most meals and enjoyed mornings and evenings soaking up the views on the spacious deck facing the coast. The bedrooms were decorated with the most gorgeous linens, light fixtures and furniture, making you feel like you were being treated to a five star hotel vacation with all the comforts of home. The pool and clubhouse were a short walk away and the beach was easily accessible. We’re already planning our next trip back!

Brought the family in for a quick weekend stay while I handled business in Panama City. We loved it. Mexico Beach is making a strong comeback from the October 2018 Hurricane. Fresh seafood restaurants are open. Quick access and nearby gas station/convenience store with everything you need is literally across the highway from this property. The views from the house were spectacular. A unique perk is that this house is situated between two others, offering an unobstructed view of the Gulf. Our kids loved chasing the sand crabs at night on the beach. If you are a star gazer, this place is perfect as you will find almost ZERO light pollution (bring the telescope if you got one). The elevator was perfect for moving our stuff across all levels. The shower in the master bedroom is spacious, and the rainfall shower head makes everything awesome. The extras on the outdoor deck kept the kids happy! Access to the pool and property amenities were the icing on the cake. If you need a quick escape or a week long stay this is your place!!

Scalloping with nearby Boat Slip We loved staying at Fins with Benefits during the scalloping season. We were able to store our boat 5 minutes away at the Mexico Beach canal slips for the week. The proximity made boating and scalloping super easy and convenient. We especially enjoyed the hot tub after returning from boating every day. The outdoor TV and grill was nice for evenings and we enjoyed playing cards at the high top table. The beds were plush and extremely comfortable and we loved having a TV in every room. The fourth floor master suite was the “show stopper “ with its panoramic water views and a soaking tub in the bedroom to enjoy the views. The beaches were beautiful and not crowded. Super nice to have a laundry room on the first and third floor. We will definitely be returning during the scalloping season next year.

Our family stayed at this beautifully decorated beach house the week of Fourth of July. The balconies were a front row seat to several amazing fireworks display. We could see the fireworks from Mexico Beach and the Cape. The house was a great set up for us. The grandparents stay on the main living floor for easy access to the kitchen. They loved the recliners in main living area with the wall of windows overlooking the water. We loved having a coffee bar right outside of one of the master bedrooms. It made it so easy to enjoy the mornings on the balcony drinking our coffee overlooking the beach. The kids loved having the hot tub , ping pong table, and foosball table and it entertained them for hours. We plan on returning on our next visit .

Me and another family had the pleasure of staying at Fins With Benefits. When I say it was perfect, I am not exaggerating. It was as gorgeous as the pictures online and had everything we needed to be comfortable. Beautiful furnishings and plenty of space to spread out. We had 5 kiddos with us and they LOVED the game room and all the activities provided. The amazing beach was a stones throw away and the pool was perfect too. We can't wait to go back next year!

We stayed in this beautiful designer home for the week of July 4th last year and got the best surprise! Fins with Benefits is perfect for multiple families to stay and enjoy the incredible firework display on the beach. The views are on every corner, you have options to enjoy the clubhouse pool with a short walk to the beach. This house has it all!

Where do I start?! We shared Fins With Benefits with some friends and their family and when I say it was perfection, I'm not exaggerating. The home is as gorgeous as the pictures & we had plenty of room to spread out when we needed. There were 5 kiddos with us and they loved all the games on the first floor. It was a great spot for them to hang out. It had everything we needed to have a comfortable stay. The beautiful beach is a stones throw away and hardly busy when we were there. Great pool as well. We cannot wait to come back next year!!
